Do I need Planning Permission to set up a Self-Catering

For all new short term rental businesses you will need planning permission. Local authority guidelines need to be met with  road access, sewage and water supply. You may already have buildings which can be converted as part or all of the business, or you may supplement the buildings with extra pods, yurts, cabins or motorhome parking. Can I sent up a self-catering or glamping site on my own land?

Before starting on the short-term rental business you need to know if its is practical. Do I Need a Business Plan

The Short Term rental business will cost money, time and effort to set up. Managing the site when open to guests will also cost time and money. So a business plan is essential to develop a clear business goal and understanding of what profits may be in time

Cooking Facilities in STR and Glamping

Self-Catering House/ Renovated buildings will have a kitchen in them for use of the guests. Glamping may have a small kitchen or a fully serviced kitchen. Outdoor cooking on a BBQ can also be provided

What is the Difference in Glamping Cooking

Kitchen – a central kitchen is usually found on sites so that families can cook for small children. There is a requirement for people to clean up after themselves.
Glamping sites can have a communal central cooking area with BBQ using Charcoal or Gas. The site can charge for use of these facilities, as well as equipment.
The  kitchen equipment in a communal kitchen can include  – pots and frying pans, utensils for cookings in a crock can be rented.

Who is responsible for Refuse

A refuse site is needed at a central place on the site, with separate glass, cardboard and food sections. This is provided as part of the service of the business.

What considerations need to be offered when including children in the offering

Children’s or baby cots can be offered for the accommodation, and its is advisable to ask for ages of all those staying on the site, so the best Glamping unit is provided for a family needs
A Children’s play area is a welcome addition to a site, allowing the children to relax under parents supervision.

Do I need a Reception area?

This depends on size of the site A reception area where people sign in and get guidelines for the use of the site and the area make management of the site easier to manage.

Is a hot tub essential to a Short term rental or Glamping business?

Facilities will make the site more appealing to those booking and also more comfortable for all those staying there. Clear rules on use of the site will mean there is no room for confusion.
A Hot tub attracts a lot of customers to a site, but you only need 1 tub for a glamping site rather than one per unit.  A booking system for a time allocation for each party can be organised wit who wants to use on a day. This allows for multiple parties to enjoy the facilities .
Saunas can attract a lot of customers to the site, and can be booked seperately from the hot tub. A designated site for all can be provided.

Noise Control and Regulation

Clear rules on use of the site will mean there is no room for confusion.
Noise control on a site is essential so that no group causes others to loose sleep. If you have multiple units then families  with younger children can be placed on one area of the site, so they can go to bed earlier.

Can I work with other business

The theme of the site is important to choosing the types of activity you offer.
Outdoor orientated sites can offer bike hire, fishing, kayaking or other services directly or with local providers. Wellness and relaxation sites can offer yoga, nature walks, forest bathing and many other wellness themed activity.  Base your offering on what features the area offers and then work from there

Do I need a shop or restaurant on site

This can be a retail shop attached to the reception area or a self-service shop with vending machines.

Transport

Details of public transport to the site is essential. Greenways and Blueways attract more guests
